Could you be sharing your home with bats? If so, it’s likely you are either already aware of the problem or it has begun recently. Bats leave behind several indicators of their presence that are difficult for the average person to miss. Whether it’s rustling or chirping coming from the attic, guano droppings along the foundation, an occasional bat inside the living area of the home, staining at one or more entry points, visible bats entering or leaving the eaves or roof area, or a strong smell emanating from their roost and permeating the living quarters, you’re likely to notice when bats take up residence in your home.
For over 25 years, I have been responding to calls regarding bats inside homes, inspecting attics and other areas of homes for various pests and wildlife, and performing pest and wildlife control and exclusion services. In those 25 years, I have never found a bat infestation that the homeowner was not currently aware of. All they really want is a dark, quiet environment that is safe from predation and the elements. Most homes offer multiple areas that meet this criterion that most homeowners rarely access. This makes inspections even more important since the longer a bat infestation is present, the more serious the health risks and property damage become. Our team will inspect all these areas to confirm whether bats are present in your home.
Once an inspection is completed and bats are found to be roosting within the structure, our staff will prepare a course of action to remediate the infestation. While we recommend following through with both removal and cleanup, many people opt for removal only to save money. The problem with this approach is that the health and property damage risk does not diminish with the removal of the bats alone. Additionally, if the home is sold after removal of the bats but without cleanup procedures, you could be putting yourself at legal risk if you do not disclose this to the buyers. It’s best to get the entire job completed rather than only part of it.
Removal will begin after their maternity season, as per Kentucky Law, and will include a thorough inspection to isolate main entry and exit points. One or more of these areas will be selected for the installation of one-way exit valves. These valves allow bats to exit but not reenter. Once installed, our Certified Service Specialists will seal all other entry and exit points completely to ensure bats have no other way in. Once the one-way exit valves have been in use for 7-14 days, our team will reinspect to ensure that no remaining bats exist within the structure. If all bats are gone, they will remove the one-way valves and seal the entry ways, entirely blocking all access to your home. In this way, the bats can leave the house and search for a new roosting site, and no bats are harmed. It’s the Four Seasons way!
Once all bats are gone, our team can then begin cleaning up the bat guano, removing insulation, decontaminating the area, reinstalling new insulation, and making your home a safe place to live once again.
