Despite its misleading name, “dry rot” (Serpula lacrymans) is anything but dry. This destructive wood-destroying fungus poses a serious threat to many Kentucky homes. Understanding what causes dry rot and how it develops is crucial for protecting your home’s structural integrity and your family’s safety.
The term “dry rot” is somewhat ironic since this fungus actually requires significant moisture to establish itself. The name comes from the fact that once established, dry rot can spread to wood with relatively low moisture content (as low as 20%), making the infected wood appear dry, brittle, and crumbly. This ability to colonize drier wood sets it apart from other wood-destroying fungi and makes it particularly concerning.
Moisture is the single most critical factor in dry rot development. Without it, the fungus simply cannot establish itself. In Kentucky homes, moisture problems arise from numerous sources:
Chronic leaks and moisture intrusion, coupled with water’s cohesion, adhesion, and capillary action, can produce enough moisture to support the early growth stages of dry rot. Even after a persistent water leak is repaired, however, if the fungus itself is not remediated, it can continue to grow with low moisture contents as previously discussed.
Kentucky’s climate creates ideal conditions for dry rot development and continued growth. As previously noted, once dry rot is established, very little moisture is necessary for continued growth. Kentucky’s average humidity hovers around 65-75% year-round, with summer humidity levels exceeding 80% and even 90% regularly. Couple this with early morning dew, heavy fog, 45-50 inches of annual rainfall, and mild winters, and it becomes the perfect storm.
But, if that wasn’t enough, there’s more! Many Kentucky homes suffer from poorly ventilated crawlspaces, and many more are too close to the ground or have existing wood-to-ground contact. Any moisture entering the crawlspace is easily trapped and then exacerbated by the cohesion, adhesion, and capillary action of water.
Understanding the progression helps homeowners recognize early warning signs:
With optimal conditions, dry rot can set in, colonize, and spread through a crawlspace within just one short year. Although that spread may still remain minimal, add several years of growth, and serious complications arise. This makes having an annual inspection in your crawlspace a vital part of your home’s overall health and stability.
As Dry Rot progresses through its stages, cubical cracks (like those pictured) begin to form in the surface of the wood, and the wood may begin to darken.
Preventing dry rot is much easier than remediating it. In fact, the goal is quite simple: stop moisture from entering the crawlspace. That means regular inspections to ensure no leaks or moisture intrusion are occurring, and to fix them if they are. Plumbing leaks, even the smallest ones, must be repaired quickly. Even a short-term drip can be enough to let dry rot set in.
The more difficult problems, like improper drainage away from the foundation, lack of moisture barriers or crawlspace encapsulation, high humidity levels, and wood-to-ground contact, may be larger and more costly undertakings. Still, they can be handled by professionals who know exactly what to do.
On the other hand, allowing these problems to continue without remediation enhances the growth of dry rot, weakens the structure’s integrity, lessens the home’s value, and puts you and your family at risk.
